Massachusetts is increasingly turning to Accessory Dwelling Units (ADUs) to help address ongoing housing needs. For homeowners, an ADU can be a smart way to make better use of an existing property by adding flexible living space for family, guests, or caregivers, while also expanding housing options in the community. In many cases, ADUs can provide an additional source of rental income.

Types of ADUs

Basement ADU: Transform an underused basement into a self-contained apartment. An independent entrance is typically required, so access and egress upgrades may be needed.

Attic ADU: Convert an attic into living space, provided it meets minimum height and life-safety requirements. A separate entry may also be required depending on the approach and local rules.

Interior Carve-Out: Reconfigure part of the main house, often on the first floor, into a compact unit with its own kitchen, bath, and sleeping/living area. In many communities outside Boston, an addition can also be a practical way to create this space.

Detached ADU (outside Boston): Build a free-standing structure, such as a backyard cottage, on your property, subject to local zoning and setbacks.

Energy Efficiency

Strategies such as a well-sealed building envelope, energy-efficient windows, and high R-value insulation reduce heat loss and gain, improving comfort while lowering heating and cooling costs over time.

Key Requirements

To be recognized as a legal dwelling unit, an ADU needs to include:

  • Independent access separate from the main home
  • Dedicated utilities, such as water, electricity, and sewer/septic connections
  • A kitchen with cooking capability, refrigeration, and food-prep space
  • A bathroom with a sink, toilet, and shower or tub
  • A sleeping area with required emergency egress
  • Minimum ceiling heights (7 ft. in single-family homes and 7 ft. 6 in. in multi-family buildings)

These requirements help ensure an ADU is safe, comfortable, and fully functional for year-round living.

Financial Assistance

The City of Boston, through the Boston Home Center, offers an ADU Financial Assistance Program for income-eligible homeowners. Depending on eligibility, support may include:

  • Technical Assistance Grant (up to $7,500) to help offset "soft costs" like design and permitting.
  • ADU Loan (up to $50,000) that is 0% interest and deferred, meaning no monthly payments during the deferral period.
  • Partner lender / bank loan option that may be available to homeowners that qualify for the Boston Home Center's ADU loan program.

Workshop requirement: To qualify for the City's assistance program, homeowners must attend both the ADU Design Workshop (first Thursdays) and the ADU Budget Workshop (first Wednesdays).

The City also notes that participants must be working with a licensed architect and submit draft or permitted plans as part of the program requirements.
