 A conservation deed restriction limited the size of “Island Light House” to 2,500 square feet and with the major views to Block Island Sound to the north, challenges abounded with this custom waterfront home. Eck MacNeely Architects overcame these challenges by turning the long axis of the house east-west to maximize the views. They also buried a portion of the house in a sloping topography to gain some essential storage space (not considered living space). Placing a large deck over the lower three bedrooms of “Island Light House” provided the home owners with views and light and eliminated the curse of a dark space under a deck. To complete the custom waterfront home, a master bedroom was situated off a unique viewing tower on the top floor.
